Bookings are accepted subject to the following conditions.  On receipt of the deposit it will be assumed that the client accepts and fully understands these conditions.

The villa is available from 5.00pm on the day of arrival and, in order to prepare for new guests, you are required to vacate the villa by 10am on the day of departure.

The villa has a maximum capacity of ten people and only those specified on the booking form may stay in the villa.  The owners must be advised of any changes, and agree them, prior to your arrival.  If the villa is knowingly overbooked then your security deposit will be forfeited and a further accommodation and cleaning charge will apply.

The final invoice will include a security / breakage deposit of £200/$400 which covers any loss, breakages or damage to the villa and/or its contents, or excessive use of power and/or telephone.  Upon receipt of a satisfactory status report from the management company, bills, etc., the security deposit will be refunded to you, normally no later than four weeks after your return.

In the event that the booking is cancelled by you for any reason, or if we have to cancel the booking due to non-payment of the balance within the agreed timescale, the following cancellation charges will apply:

It is strongly recommend that you take out adequate insurance cover as soon as the booking is definite as the owners and their agents cannot accept responsibility/ liability for any death, personal injury, sickness, accident, delay, loss of luggage or personal effects or any misadventure which may occur before or whilst renting our villa.  Nor can the owners and their agents accept responsibility/liability for any occurrence of, but not limited to, flight delays/cancellations, fire, flood, industrial action, adverse weather conditions, war or civil unrest.

An electric barbecue is available for your use and this must be used outside the screened pool area and operated strictly in accordance with the instructions provided.  Prior to departure ensure the grill is thoroughly cleaned – please be aware that the management company will charge $50 to clean the barbecue if left dirty and this will be deducted from your security deposit.

The villa is strictly non-smoking and ashtrays are provided for outside use only.  Smoking inside the villa will set off the sensitive automatic smoke detectors.  If any evidence of smoking inside the villa is detected on your departure, then your security deposit will be forfeited.

Pets are not allowed.
